KAI Waterfront Villas are ultra-luxury villas that can be customised according to your needs. The expressive elegant collection is located in the exclusive community of Tilal Al Ghaf, with a lagoon, parks, walking paths and countless trees.

The project was created by an international team comprising the best of the best in their fields. The developer of the complex is Majid Al Futtaim Properties. The architectural plan is by SAOTA. The interior and exterior design is being done by Blink. The Landscape design was thought out and implemented by Desert Group. These companies have won many international awards.

The KAI collection features 7-bedroom villas with a wide range of customisation options. The total area of each villa is 17,760 sq. ft. There are two exterior design options: Ash and Earth. To create the interior, the specialists drew inspiration from the exhibits and masterpieces of The Museum of Modern Art (MOMA) and The Uffizi Galleries.

There are two interior design options to choose from: MOMA and Uffizi. The MOMA design features pastel colours, unobtrusive textures and elements of modern art, while the Uffizi design offers natural materials, harmonic shades of colours, and classic elements of the famous gallery in Florence.

KAI villas include a spacious basement with a Japanese tearoom or a sports lounge, a ground floor with a cinema or guest bedroom, and two upper floors. On the top floor, you can create a fitness zone, a children’s room or a music lounge. The bathrooms are located next to the bedrooms and offer expensive plumbing fixtures, faucets and reliable plumbing. Each floor boasts several layouts and design solutions, as well as decorations and interior configurations, that can be customised according to your needs. The living room in several residences has access to a large terrace with a swimming pool and a lounge.
